What is your prepayment penalty if you should have one? Than get some comparables within 5 miles from your home if suburba or 10-20 if rurual.
Calculate subtract the comparable to your Loan Amount that you took on the property than that will be your equity. If you equity can cover your second than yes refinance and get into one loan.

Couple of choices here on options:
Heloc/eloc-Home Equity Line of credit is a revolving home credit card which interest rates flucuant with market rate. So when the market rate changes up or down so does your payment.
Good- is you dont have to appraisal your home and low cost. Great place is a credit union or local bank you currently bank with may or may not waive the fee’s.

Full refinance and pull from the equity gained and buy down the rate. You can pull whatever money you need from the equity and buy down the rate with the equity in the home.

Borrowing a new 20,000 isn’t going to clean up your credit. It will just give you more debt. Work and pay off the debt you already have as you can. Maybe you have to get a job doing something else for a little while. It might take you a year or so before you can get to doing the job you love. [who]

Have it appraised before you start the process. Make sure you have adequate equity built up. Its good that you pay more on you principle but a refy is probably still going to cost you a couple of grand. Make sure it is worth it before hand. [who]

Take advantage of it.

Usually it takes about 5 years to make it worth refinancing. However, if you have a very high rate of interest already on your mortgage, and you have been paying on principal with paying more than one payment per month, you may be able to refinance now. It is a civil violation. Normally you will have to demonstrate the construction is in accordance with the building code for the venue and obtain a permit. The permit in cases like this is normally double the cost of what you would have paid if you obtained it prior to construction.

Part of the reason they want you to have a permit is so they can tax you on the improvement. [who]
